Architecture by Nikola Paskalev, VIDESIGN by VIG www.videsign.bg
This house did not begin in a property catalogue.
It began with a dreamer looking at the mountain hill before him; and with an architect ready to work with this dream and turn it into a plan.
This house is designed specifically for this piece of land in the village of Progled — its slope, its south-east light and the long views across the Rhodope Mountains.
The design is driven by a belief in clean architectural form, natural and honest materials, and the power of light to shape how a space feels.
The large areas of glazing are not there simply to make the building look contemporary. They bring the mountain into the interior.
The orientation follows the light.
The terraces become part of the living space.
The architecture does not try to compete with the landscape. It creates a way to live inside it.
For its creators, the project has already travelled a long way from the first idea.
Now it needs the person who will take it one step further.
One step away. And it’s your step.
The Architectural Project – a House Designed Around Light, Space and View
The Living Level — Approximately 120 m²

The heart of the house is a generous open living space with high ceilings and extensive glazing towards the mountain panorama.
The architecture draws the landscape into the room.

Living, dining and outdoor space are conceived as a continuous experience rather than separate areas.
A winter morning with snow beyond the glass.
Doors open to the terrace in summer.
A long table.
A fire.
Friends who stay later than planned.
Or no one at all.
The house works either way.
The Private Level — Approximately 107 m²

The private level creates a quieter, more intimate part of the house.
Two comfortable bedrooms open the possibility of creating private spaces connected to the surrounding landscape and outdoor terraces.
A private study offers a quiet, light-filled space for remote work—because some views deserve to be your office.
Terraces — Approximately 86 m²
The villa includes generous outdoor terraces arranged on different levels.
Real outdoor living spaces.
Coffee in the morning sun.
Bare feet in summer.
Or simply watching the mountains change with the light, before the stars take over the night sky.
An Optional Lower Level — Approximately 80 m²
An additional lower level of approximately 80 m² could become a private spa and sauna.
A wine cellar.
A cinema room.
A studio.
Technical and storage space.
Or something we have not imagined yet.
The architectural identity of the house is clear.
The life inside it is still yours to design.
Why Wasn’t It Built?
Simply because life changed. The original owner is now building another home in Belgium, leaving behind a carefully developed architectural project that deserves to be realised.
The project has intentionally stopped before the final construction documentation, giving its next owner the opportunity to refine the design with the architect and shape the house around their own vision.
The best ideas are already there. The final decisions are still yours.
In the Heart of the Rhodope Mountains
Southern Bulgaria. 1,400 metres above sea level.
1.5 hrs — Plovdiv Airport
3 hrs — Sofia International Airport
3 hrs — Kavala Airport, Greece
At an elevation of around 1,400 metres, Progled is a small mountain village surrounded by forest, peaks and some of the clearest skies in the country.
The name Progled is difficult to translate perfectly. In Bulgarian, it suggests a view that opens through the mountains — a sudden clearing in the landscape where the eye finds a way between the hills and the world opens beyond them.
The village lives up to its name.
And The Progled House sits at its highest edge.
Nothing in front.
Nothing to build above it.
Just the mountain opening into view.
Close to the World.
Far from the Crowd.
Progled is only 4 km from Pamporovo, one of Bulgaria’s best-known ski resorts.
But the difference between the two places could hardly be bigger.
Pamporovo has hotels, holiday apartment complexes, restaurants, bars and the seasonal rhythm of a popular ski destination.
Progled, population of 48, has none of them.
There are no large hotels.
No holiday apartment blocks.
No nightlife competing with the silence.
You can be on the ski slopes within minutes.
And leave them behind just as quickly.
Close enough to use the resort. Far enough not to live in it.
Chepelare, the nearest town, is approximately 6 km away.
Smolyan, the regional centre, is around 30 km away, with hospitals, schools, shops and the everyday services of a larger town.
Progled is private.
It is not isolated.
(Noise disclaimer: be prepared for the occasional cockerel on morning duty in the distance, and the soft clink of sheep bells as sheep still commute to pasture.)
The Greek border and the northern Aegean are part of the wider geography of this corner of Bulgaria.
This is southern Europe. Mountains in winter. The Aegean within reach.
A Sky Clear Enough for the Stars
The air in the Rhodopes is remarkably clear.
So clear that Bulgaria built its National Astronomical Observatory on Rozhen Peak, around 15 minutes from Progled.
Up there, scientists look into deep space.
Down in the village, the reason for choosing this mountain is visible with the naked eye.
On a clear night, the darkness is actually dark.
And the stars are allowed to be stars.
The Village Cannot Simply Keep Growing
And that may be its greatest luxury.
Many beautiful mountain villages are discovered.
Then developed.
Then overdeveloped.
The view that attracted people is slowly filled with the buildings built for them.
Progled is different.
The mountain terrain places natural limits on the village’s growth.
This plot is at the highest edge of the village, one of the last vacant plots within building regulation.
Beyond it, the terrain does not allow the village to continue expanding in the way a flat resort development can.
There is no future apartment complex waiting to rise in front of the view. No next row of holiday homes planned above it.
So, getting down to business:
